PMAY Eligibility Criteria: Who Can Apply?

Pradhan Mantri Awas Yojana (PMAY) is designed to help economically weaker sections and low-to-middle income families own their first home. Before applying, it's essential to confirm that you meet the eligibility requirements. This article covers all the key eligibility conditions in detail.

Income Group Categories Under PMAY

PMAY divides applicants into four income categories. Your household's annual income determines which category you fall under and what benefits you receive:

Core Eligibility Conditions

Regardless of income category, all applicants must meet the following core conditions:

1. No Pucca House Ownership

The applicant or any adult member of the family must not own a pucca (permanent) house anywhere in India. This is the most fundamental requirement. Owning a kachha (temporary) house does not disqualify you.

2. First-Time Homebuyer

The benefit is available only to those who have not previously availed of any housing assistance under any central government housing scheme.

3. Aadhaar is Mandatory

All adult members of the beneficiary family must have an Aadhaar card. The Aadhaar number is used to verify identity and eliminate duplicate applications.

4. Family Definition

For PMAY purposes, a family typically consists of a husband, wife, and unmarried children. An adult earning member (irrespective of marital status) can be treated as a separate household.

5. Property Co-Ownership for Women

For EWS and LIG categories, the house must be registered in the name of the female head of household, or jointly with a male member. This is a mandatory condition that empowers women through property ownership.

Additional Conditions for PMAY-Urban vs PMAY-Gramin

PMAY-Urban (PMAY-U)

  • Applicant must reside in a statutory town or city as per the Census.
  • Covers slum rehabilitation, affordable housing through credit-linked subsidy, and in-situ redevelopment.

PMAY-Gramin (PMAY-G)

  • For rural residents only.
  • Beneficiaries are identified through the Socio-Economic Caste Census (SECC) data and approved by Gram Sabha.
  • Priority is given to SC/ST families, minorities, and households headed by women.

Who is NOT Eligible?

  • Families who already own a pucca house in India
  • Those who have previously received housing benefits from the central government
  • Households with annual income exceeding ₹18 lakh
  • Government employees in higher pay grades (varies by scheme component)
